Your dedicated server must be busy enough to handle server maintenance, if not then this is not the correct form of dedicated server hosting. As for prices, unmanaged dedicated hosting is cheaper than the managed server hosting, as you are not responsible for the maintenance to manage the server. It's up for you if you want dedicated server hosting.
